Hold period: Minimum 5-7 years to capture Austin’s appreciation cycle, which rewards patience over quick cash flow.

Tenant target: Tech professionals and families near major employers, Tesla Gigafactory, The Domain, and downtown.

Reserve requirement: 10% of monthly rent minimum for maintenance, plus reserves for tighter cash flow margins typical of Austin.
